Savills Profit Surges as North American Gains Offset Domestic Caution

A 47% leap in underlying half-year profit to £34.3 million suggests resilience for British property firm Savills, though the company warns that macroeconomic instability and unpredictable deal timelines continue to cloud the outlook. North American operations served as the primary engine for this growth, swinging from loss to profitability.

Savills Profit Surges as North American Gains Offset Domestic Caution

The firm’s performance in the United States proved decisive, moving from a £6.5 million loss during the previous year to a £2.6 million profit. This turnaround was fueled by aggressive restructuring, strong leasing demand, and heightened M&A activity. Savills further bolstered its footprint in the region by completing a $1.1 billion acquisition of the U.S. real estate investment bank Eastdil Secured this July, a move designed to deepen its reach into capital markets.

Despite these gains, the broader economic environment remains difficult. Savills noted that investors are increasingly hesitant, deterred by the combination of political shifts in the UK and the escalation of conflict in the Middle East. These factors, alongside concerns over interest rates, have suppressed activity within the domestic market. CEO Simon Shaw acknowledged the difficulty in forecasting when current transaction pipelines will translate into revenue, though he maintained that the group remains well-positioned to deliver client value and meet its 2026 targets.
